Yes, the land for the Jaggie Villas has been secured in a prime location that promises both tranquility and accessibility. We're more than happy to provide the exact coordinates and detailed location information during our one-on-one consultation sessions with interested parties.


How much customisation is possible (ex. if we want to have a smaller bedroom and bigger office space, etc)?**

Our design philosophy embraces flexibility and personalisation. We understand that each investor's needs are unique, so we offer a variety of layout options, including the ability to customize room sizes and functions, like transforming a larger bedroom into a smaller one with a more spacious office area.

**The pricing structure (although still tentative) reflects the designs that we have created with our architects, any changes by you would incur additional costs.


What is the size of the land and properties, what construction/design companies you're employing, and is there any information you can share that might give us an idea of how close the finished villa will look to the mood boards you provided (which look fantastic)?

Depending on the villa you chose the land size will change accordingly - exact measurements will be available soon when our renders are also completed for you to enjoy. Each villa is thoughtfully designed to maximize the beauty of the surrounding landscape with an abundance of natural light and views. We're collaborating with a renowned architect in Bali and the construction team has been trusted by us previously and many others in Bali ensuring the highest quality and sustainability standards. The final villa designs are closely aligned with the initial mood boards, reflecting a harmonious blend of traditional Balinese and contemporary Mediterranean aesthetics.

How does the payment structure for the villas work? Can I take a mortgage out?

As explained in the google form this is a *cash-only* payment structure, we will not be offering any form of mortgages or loans, the payment structure will be similar to this:

  • 10% payment upon signing (non refundable) to secure your plot. This will be run through a notary in Bali to ensure security for all parties.

  • 20% payment due within 14 days of signing, following all due-diligence

  • 70% paid in 10-20% installments throughout the duration of the build process

What’s the legal structure? Can I own a house in Bali?

Regarding the legal structure, we utilize a secure leasehold agreement, tailored to accommodate foreign investors, allowing for a hassle-free investment process. While direct foreign ownership of land in Indonesia is restricted, our leasehold approach provides a reliable and legally sound solution. There are no specific restrictions based on nationality or visa types for entering into a leasehold agreement; however, we recommend consulting with our legal advisors to ensure compliance with all regulations and to address any specific concerns. Land leasing in Bali is a common practice for foreigners wanting to invest in property, due to regulations that restrict direct foreign ownership of land.

Here’s how it works:

Instead of owning the land outright, foreigners can lease land for an extended period.  In regards to our specific leasehold agreement for Jaggie Villas, it grants you the right to use the land for 21 years, with the possibility of immediate extension for an additional 20 years or more.

During the lease period, you have the right to use the land as if you own it. However, the land and any permanent structures inherently revert to the landowner at the end of the lease term unless an extension is agreed upon.

Leasing offers a way to enjoy the benefits of property in Bali without navigating the more complex regulations surrounding freehold ownership by foreigners. Most lease agreements include an option to extend the lease before it expires, but this often needs to be negotiated and is subject to agreement with the landowner. In some cases, there might be a possibility to convert the leasehold into a freehold ownership if Indonesian law changes or if certain conditions are met. Leasing land in Bali can be an excellent way to invest and enjoy the island.


Do you know any housekeepers and property managers we could use that are trustworthy in taking care of our property? 

We have established partnerships with reputable property management companies in Bali, known for their exceptional service and reliability. These companies offer a range of services, including housekeeping, maintenance, and guest relations, ensuring your villa is well-maintained and your guests are satisfied.

Is there potential in renting out these villas and creating cash flow? What’s ROI? Do you have an idea of how much revenue could be created monthly and annually?

Yes, there's significant potential in renting out the Jaggie Villas on platforms like Airbnb. Villas in prime Bali locations can generate anywhere from a few thousand, to tens of thousands of dollars per month with an average of 15-20% ROI per year. 

However it is important to note, we are not looking for someone who is planning on renting out their property full time. Jaggie Villas are designed for high level individuals who understand the value this community can bring. We do understand that you may spend a few months a year outside of Bali which means there are definitely benefits to being able to rent out your villa during those periods, but as stated above our intention is to build a valuable community of like-minded individuals who LIVE in bali and aren’t using this as a potential quick flip to make money.

For reference let’s run the numbers:

  • Cost of the villa: $275,000 USD

  • Occupancy rate: 80% (0.80%)

  • Number of nights in a year: 365 (80% is 292 nights)

At $150 a night: Yearly income=$150×365×0.80=$43,800

At $200 a night: Yearly income=$200×365×0.80=$58,400
